- The unit price—what you pay the vendor, and the number everyone compares.
- Installation cost—how much labor your trades need to get the unit in the wall, including alignment and clearance adjustments.
- Inspection risk—what it costs when a unit fails code inspection and the inspector comes back for a retest. In some jurisdictions, a failed inspection triggers a permit review that holds up the entire building.
- The performance gap—the difference between lab specs and field performance. A few points of efficiency loss shows up on the homeowner's energy bill for years.
- Rework exposure—what it costs to tear out and replace a failed product. This is the one that gets people, because it's never in the original budget.
Most buyers focus on the first number and completely miss the other four. The question everyone asks is "what's your best price?" The question they should ask is "what happens when it fails?"
What most people don't realize is that in building products, "cheaper" almost always means one of three things: less material, looser tolerances, or a thinner support network. Rarely is it pure engineering efficiency. The good manufacturers have their margins; the bad ones are just better at hiding theirs.
I'm not saying nobody should compare prices. I'm saying the right comparison is "who's cheaper to own?" not "who's cheaper?" They're different questions, and the answer to the second one is a lot more useful.
I still have that failed glass panel on my office shelf. The builder has a folder of test reports he reviews before every new product spec. And I'd like to think we both learned something. Next time I have a gut feeling about a number that looks too good on paper, I'm going to push back harder. That's my part of the lesson.
One last thing. Floor plans change, finishes change, and products get swapped more often than buyers realize—frameless shower doors, pantry doors, fireplaces, roofing. Every one of those decisions carries a total cost that the quote can't show you. The cheapest option is only cheap if nothing goes wrong. And in this industry, the odds are not on your side.
