Stolen Valor, Fireplace Remotes, Garage Door Springs, and Quartz vs. Granite: What a Facilities Buyer Learned

Last year, someone in our building complained about an invoice. A vendor charged us $180 for "emergency fireplace service," and all he actually did was hand us a universal remote that didn't work with the Valor gas fireplace in our lobby. That experience sent me down a research rabbit hole about the term "stolen valor"—what it really means, how to report it, and how the same pattern shows up in everyday building maintenance.

Context: I'm an office administrator for a 40-person property management company. I handle all the maintenance and repair ordering—roughly $180,000 a year across 12 vendors. I report to both operations and finance, so I get to justify every purchase twice. When I took over purchasing in 2020, I made a rule: no unbranded parts. Then I broke it myself last year with a $23 universal remote, and this is how that story ended.

Here are three buying decisions I compared in the past year, and the lessons that came out of them.

Report Stolen Valor: What the Term Actually Means

Stolen valor isn't a metaphor. Under the Stolen Valor Act of 2013 (18 U.S.C. § 704), it's a federal crime to falsely claim military honors, medals, or service in order to obtain money, property, or another tangible benefit. The FBI runs the reporting side: you can file a complaint with the Internet Crime Complaint Center (IC3) or contact your local FBI field office. Keep records—dates, names, claims, anything in writing—because investigators will ask for specifics.

But there's a quieter version of stolen valor playing out in home improvement every day. It's the product that claims to be "OEM compatible" or "just like the real brand" without the engineering or certification to back it up. Here's what that cost us.

Comparison 1: Valor Fireplace Remote — OEM vs. Universal

The fireplace in our lobby is a Valor gas model. It's been solid for years. The wall remote, though, started dying after about four years—the screen went dim, then the buttons stopped responding. The local service company quoted $280 to replace both the remote and the receiver. A universal remote online was $23.

I bought the universal. It arrived in two days, it looked fine, and it paired with the ignition quickly. But it couldn't regulate flame height properly, which is honestly the whole point of that fireplace. Then the signal to the millivolt valve started dropping mid-cycle, and the fireplace shut itself off three times in one week. We had to relight the pilot every time. My maintenance guy finally refused to touch it and called the service company.

Looking back, I should have bought the OEM Valor remote from the start. At the time, $23 looked like a no-brainer. It wasn't.

Here's the actual breakdown:

In my opinion, universal controls are fine for something cosmetic like a wall switch. For anything tied to a gas valve, buy the actual part from an authorized dealer. Valor's tech support will confirm the right receiver model for your unit if you send them the serial number. That's worth the extra cost, and it's the kind of education I wish I'd gotten before ordering.

Comparison 2: Garage Door Springs and the LiftMaster Question

Our office park garage broke twice last winter. First a torsion spring snapped. Then, two weeks after a handyman "fixed" it, the garage door opener burned out trying to lift a door that had gone badly out of balance.

Let's get the safety part out of the way: torsion springs carry a lot of force. On a typical steel residential door, that's roughly 250 to 400 pounds of tension per spring set, depending on wire gauge and drum size. DASMA's technical guidelines—the Door & Access Systems Manufacturers Association—say spring replacement is a job for trained professionals, period. I'm not going to argue with that. I've seen a spring let go. You don't want to be near it.

The surprising comparison isn't DIY vs. pro, though. It's whether the opener brand even matters when the springs are wrong.

After the handyman incident, I got a quote for a LiftMaster belt-drive opener with battery backup: $750 installed. That felt high, so I called a second company. The owner said something I wasn't expecting:

"I can put in a LiftMaster tomorrow. But if the springs aren't balanced, the new opener will tear itself apart in six months. Fix the springs first, then we'll talk about openers."

He was right. The handyman replaced the broken spring with a single spring, but the door originally came with two. The system was never balanced. The opener wasn't the problem—the spring count and sizing were.

So, for the LiftMaster vs. other openers comparison: LiftMaster is the professional/dealer line from Chamberlain; the retail Chamberlain units are essentially the same technology. Genie and Sommer are common alternatives. Belt drive is quieter; chain drive is cheaper and tougher. What actually matters is whether your local service tech stocks parts for the brand you pick. LiftMaster is an easy default because parts availability is about as good as it gets. But no opener fixes a door with bad springs.

To be fair, the $750 quote was reasonable for what it included. I just didn't need it. The second company replaced both springs, cables, and bottom brackets and rebalanced the whole system for $420. The existing chain-drive opener—the one the handyman said was "burned out"—has worked fine ever since. If you ask me, that's the real lesson: check the mechanical basics before you throw money at electronics.

Comparison 3: Is Quartz Cheaper Than Granite?

The short answer is: it depends on what you're counting. Entry-level granite costs less upfront than entry-level quartz. But if you count maintenance, quartz often wins over ten years.

From price lists I collected for a breakroom remodel in January 2025: granite runs about $40–$120 per square foot installed, with basic colors at the lower end. Quartz runs about $50–$150 per square foot installed. Sealing granite adds $150–$300 a year if you hire someone, or about $40–60 per year if you DIY. Quartz doesn't need sealing at all.

The question everyone asks is, "which is cheaper to install?" The question they should ask is, "which is cheaper to own?" That's the blind spot. Buyers compare slab prices and never add up edge profiling, sink cutouts, seams, and backsplash pieces. Those extras can add 20 to 40 percent to the final bill regardless of material.

In our case, the granite quote with a double sink cutout and eased edge was $2,180. Quartz with the same specs was $2,540. But we were already paying a janitorial vendor $40 a month to seal the granite countertops in another building's lobby—$480 a year for a surface most people never touched. The difference between the two quotes was $360. The quartz decision would have paid for itself in under a year.

For a one-off kitchen, if you're fine sealing granite yourself every year, granite is a genuinely good way to save money. For a facility manager or landlord, quartz is the lower-cost option over time even when it costs more on the invoice. There's no universal answer, which is annoying, but at least the numbers are on the table.

So What Should You Buy?

Stolen valor, in the end, isn't just about people wearing medals they didn't earn. It's about parts and "experts" claiming authority they don't have. A universal remote that says compatible but skips the safety testing. A handyman who says the garage door is fine without calculating the spring size. A quote that advertises a low per-square-foot price and hides the real cost in add-ons.

After five years of managing these relationships, I no longer ask which brand is cheapest. I ask which failure mode is cheaper.

  • Fireplace controls: buy OEM from an authorized dealer. Gas valves aren't the place to save $150.
  • Garage door springs: always use a licensed door company. Bringing your own parts to a handyman voids any meaningful warranty and skips the safety analysis.
  • Garage door opener: choose the brand your local service tech actually stocks. LiftMaster is a safe default for parts, but it won't fix springs that are sized or installed wrong.
  • Countertops: pick granite if you want the lowest first cost and will seal it yourself. Choose quartz if you're done paying for ongoing maintenance.

And if you see a product with a fake safety label—a counterfeit UL or CSA mark, for example—that's the literal version of stolen valor worth reporting. You can file a report through UL's counterfeit reporting portal or tell your local building inspector. It may not get the attention of a federal military case, but it's the same principle: claiming credit and authority that wasn't earned.

I'd rather spend ten minutes explaining an option than deal with mismatched expectations later. Hopefully this saves you both.
